Belgravia Green Homes

•Do you want a brand new home in a mature, central neighborhood?
•The chance to build your home exactly to your design?
•A home that meets green standards and is accessible for everyone?
•Do you want to build at a time when costs are down and service is good?

Belgravia Green Homes is a rare opportunity for people interested in a custom-built home on an elm-tree-lined avenue, in one of Edmonton’s most desirable neighborhoods.

Three adjacent lots in Belgravia are available for people who want to build a new home designed for low environmental impact, accessibility, integration with the community, comfort, and healthy living.

The three adjacent 44×130 foot lots allow for a coordinated approach, including some aspects of design, as well as cost and time savings through simultaneous construction.  The lots are located in the interior of the neighborhood near Belgravia school.

One is a corner lot facing south to a park and west to a street, and the other two face south to a park.  These are lots for medium-sized urban-living homes, with main floor footprints of 1200-2000 sq ft., plus double garage.  All lots back onto a paved alley.

Construction could begin in the fall of 2009 or the spring of 2010, for completion no later than the end of 2010.
Design Principles: Building for a new era.
Belgravia Green Homes are for buyers committed to the following principles:

  1. Comfortable, efficient, attractive, and healthy housing.
  2. Low environmental impact and reduced dependence on utility grids (electricity, gas, water) through passive and active solar thermal energy; low-energy lighting design; advanced insulation; rainwater collection for yard use; appropriate landscaping; etc. Geo-thermal heating may be an option.
  3. Universal design: commitment to accessibility for wheelchair visitors, and accessible design for daily living (switches, bathrooms, handles, faucets. etc.)
  4. Integration with community: easy street level and ‘over-the-fence/back alley’ interaction; appropriate design of scale, materials, landscaping, etc.

Location: The best of city living, with an emphasis on walkability.
Your home will be on a quiet residential avenue across from one of Edmonton’s highest ranking elementary schools, a community outdoor rink, a new playground, a community hall, playing fields, and a recently developed arts park.
The location attractions include:

  • easy access to quality schools;
  • no-hassle 5-minute walk to river valley parks;
  • 5 minute walk to LRT station and public bus routes;
  • 15 minute walk to main U of A campus, 10 minute walk to south campus;
  • 12 minute walk to Jubilee Auditorium, University Hospital, Cross Cancer Centre, Mazankowski Heart Centre, Edmonton Clinic;
  • 10 minute drive/25 minute walk to Whyte Avenue;
  • 15 minute drives to government centre; downtown; Southgate Mall; West Edmonton Mall; Winspear Concert Hall; etc.
  • easy access to Whitemud and Henday freeways;
  • 30 minute drive to international airport.

Community: Neighborhood as it is meant to be.  Belgravia is an entirely residential neighborhood, with one tiny retail centre containing a restaurant and a bookstore.  It was developed in the 1950s.  There has been extensive redevelopment of housing throughout the neighborhood, creating a wide range of styles and an eclectic feel that is the opposite of the suburbs.

Because of Belgravia’s location near the University of Alberta and a large and rapidly growing cluster of health sciences facilities, it is home to many academics, researchers, and professionals.  Its population includes a mix of young families, empty-nesters, retirees, and university students. There is a strong sense of community with a very active community league.

There are only two lots still available.  If you are seriously interested please email belgraviagreen@shaw.ca for further information, and we’ll be in touch.

    Hello,

    How does one qualify for this project? We live in Belgravia in an older bungalow and are always concerned about the cost of repairs in our house all the while knowing it is not energy efficient.

    Thanks,

    Wen & Greg Kauffman

    Hi Wen,

    As far as I know, it’s just a matter of ‘fit’ with the project goals and the other folks involved. There is a financial commitment of course but if you already live in the neighbourhood you should be well positioned to meet it. Email Kevin or Jeanette at the above address to see if there are any lots left :) hope it works out for you!
